The Mortgage Valuation Report
SWH Surveys Ltd have a specialised team of Surveyors and Valuers who have many years experience of Surveying and Valuing properties in the area, who are completely independent of any Estate Agency or Financial Lender and can offer completely independent impartial advice on the property you are looking to buy.
A report based on a brief inspection to advise the Client (usually a lender) as to the open market value and possibly the suitability of the property for mortgage purposes. It's purpose is to describe the property and highlight only obvious defects which affect the value -- it does not provide a comprehensive report on the condition of the property and it should not be relied upon by purchasers.
Homebuyers Survey and Valuation Report
This is a standard reporting format drawn up by the Royal Institution of Chartered Surveyors and is suitable for most types of property.
It gives a prospective purchaser information on:
- The general condition of the property.
- Any significant factors likely to affect materially the value of the property.
- The market value of the property.
- The value for insurance purposes.
- The information is provided in a simple and straightforward layout, easy to read and understand.
This report will enable you to:
- Make a reasoned and informed judgement on whether to proceed with the purchase or not.
- Assess whether the property is a reasonable proposition for purchase at the agreed price.
- Be clear what decisions and actions need to be taken before proceeding and should be undertaken before the exchange of contracts (after which you are committed to the purchase and can only withdraw subject to substantial financial penalty).
The Cost Of The Report
The cost of the report will depend on the size and type of property, its location and its value. Whilst costing more than the Mortgage Valuation report it is far more encompassing and gives the buyer the information needed to make the decision whether to proceed or not. In percentage terms of the overall purchase price the cost of the survey is minimal and need only identify one minor defect and the cost of the report is recovered.
In the long term it could save you thousands of pounds.
The Building Survey Report
This is an investigation into and an assessment of the construction and condition of a building. It is based on a detailed inspection of the building in as much depth as possible without causing damage to the building or its contents, bearing in mind we are visitors in someone's home.
The inspection will be detailed to the clients specific requirements and at an additional cost can include specific tests to the services (ie. electrics, heating, drains, etc.).
The Report
The report will include guidance on maintenance and remedial works and often a detailed comment on individual defects.
A building Survey is essential when purchasing period buildings, those of an unusual construction or properties which have been considerably extended. It is equally suitable for modern buildings where a detailed picture of the construction are required.
Cost Of Report
Due to the individual nature of the Building Survey report it is not possible to give any guidance on costs, as it is with the Homebuyers Survey and Valuation reports. The fee will vary according to the size, value and location of the property and the extent of the report required.
